- Documentation means the project as well as other services that are the subject of the contract, also all documents, contracts, notes, legal provisions for the realization of the subject of the contract.
- Project means the documentation, which is under copyright protection, and is located in all sectors and areas ordered from the Supplier, and the execution of which constitutes the subject matter of the Contract.
- Design Brief is a list containing the Client’s indications/requirements regarding the Preliminary Design, drawn up following the initial meeting between the Client and the Supplier, and on the basis of which the Preliminary Design will be realized. The adaptation of the design theme in the Concept phase (the Client’s initial indications) will be carried out by specialists as architects and engineers, in accordance with the legislation in force and the urban planning parameters.
- Preliminary Design / Concept means the draft-concept of the architectural design and/or preliminary solutions for the specialty of Installations and/or strength, prepared on the basis of the Design Basis agreed by the Parties on the Contract Signing Date. On the basis of the Preliminary Design, the Supplier shall draw up the Technical Design and Technical Design + Technical Design documentation.
- D.T.A.C. means the documentation for the authorization for the execution of the construction works, taking into account the provisions of Law no. 50/1991 on the authorization for the execution of construction works.
- P.Th. means the technical project drawn up by the Supplier with a view to obtaining building tenders from the Client.
- D.E. means the project concerning the execution details for the implementation of the construction works.
- As-built means an updated P.Th. project, which is drawn up in case adaptations/modifications of some solutions have been necessary on site. This phase includes all site provisions and modifications that were made during the construction site.
- Building permit means the act of authority of the local public administration – county councils and local municipal, city, town and commune councils issued in accordance with the law on the basis of which construction works may be carried out. It represents the legal basis for the commencement and carrying out of construction works for the fulfillment of the finalized project, with regard to the location, which will be issued according to the specific requirements of the Romanian legislation.
- Design Freeze means the end of a design phase – Design Theme, Concept, Approval, D.T.A.C. Authorization, P.Th., D.E., also referred to as Design Freeze, which marks the agreed closure of a design phase (without any further modifications) and the continuation of the project into the next design phase. Design Freeze phases shall be documented by the handover-receipt minutes signed by the Client and the Supplier for each design phase.

The duration of an architectural project varies according to its complexity and size. Typically, a standard project can last from a few months to a year. We will discuss the terms of execution in detail with you at the beginning of the collaboration.
The costs of an architectural project depend on the size, complexity and specifications of the project, as well as the design phases and specialties involved. Once we establish your requirements and needs, we can provide you with a detailed cost estimate.
The client can, in theory, request design changes at any stage of the design. Before implementing the changes, the applicable conditions will be discussed and the stage will only proceed with the agreement of the client. There are two types of design changes:
- Reasonable change means a change allowed by the supplier, included in the contract cost, which is realized before the handover of a phase and which does not significantly change the technical solutions or design phases and does not fall under the definition of substantial change. A set of more than 15 small/reasonable changes per phase will be considered a substantial change.
- Substantial change means any major change to the documentation (in any of the phases Concept, Project – authorization, D.T.A.C. or Technical Project – P.T.-D.E. for any of the contracted specialties) occurring in any of the following situations:
-after establishing the design brief and starting the concept on the basis of that basis
-after establishing and agreeing technical solutions in order to finalize the concept phase
-upon completion of the concept phase
-after the preparation of the D.T.A.C. documentation (building permit), except for reasonable changes/corrections requested by the authorities), or after obtaining the approvals and/or authorization
-after completion of the P.Th. and/or D.E.
-after the start of the construction works in order to optimize the project according to the Client’s or Executor’s requirements
Substantial changes imply significant changes to the technical solution (e.g. changes to the volumetry of buildings in general, structural elements in the structural design, functional changes to the layout – plans, changes to the positioning of technical equipment, facades or sections). Substantial alterations will be charged additionally by the supplier on the basis of a design fee to be determined later by the parties by means of additional to the design contract.
Yes, we assist in the process of obtaining the necessary permits for our projects. We are in charge of preparing the documentation for obtaining permits, agreements and Building Authorization. We can recommend an external collaborator for the submission and collection of documentation.
The connection projects are drawn up by firms certified in accordance with the law which, most of the time, take over the approval/authorization stage and the execution of the utility connections. We can provide the necessary information that we have to the companies that you contract for the connections.
Yes, we have experience in coordinating and supervising the execution of construction works. There are two ways we can work together:
- Site supervision at the decisive phases established by the quality control program
- Technical assistance on the part of the designer, which generally concerns works that cannot be foreseen at the design stage and, for this reason, can only be assessed on the basis of an “hourly estimate”, which is usually adjusted as the work progresses. The activities which make up the technical assistance are: adapting the design to the dimensions and results of the execution, adapting the design to the technologies available or required at the time of execution (other than those provided for in the design), modifying the design to reduce the execution costs, solutions for correcting execution errors, approval of the samples proposed by the constructor for the materials specified in the design, of the manufacturing drawings or of the modifications/adaptations to the design proposed by the contractor, and the post-execution design.
As the presence of the designer at the determining phases is mandatory by law, the first modality is included in the cost of the contract. Technical assistance, on the other hand, is a service to be contacted separately and can be compensated by hourly rate or monthly subscription, depending on the specific needs of the project.
At the end of the execution, a post-execution project (As-Built) can be drawn up on request and validated by a supervisory body.
